Landfall at a Glance Summer 2024

Happy Summer! Landfall remains a place people want to call home, and sales are good overall, with a 7.4% increase in the number of Landfall home sales compared to 2Q23.

If you’re wondering about mortgage interest rates (which are approximately just under 7% currently), it’s unlikely we’ll see a drop before the election. Thankfully current rates don’t seem to be a big deterrent to most Landfall buyers. Should rates drop later this year and/or in 2025, it’s likely we’ll see more homes come on the market for sale as well.

There are currently 23 homes for sale in Landfall, with 11 that have contracts pending.**

As for Landfall lots, there are 6 For Sale, 1 Pending Sale, and 2Q24 saw 2 lot sales of $600,000 & $745,000. **

*that doesn’t mean prices have increased 17.4%, just that more higher priced homes have sold

The Landfall Foundation Art Show & Sale will take place from July 31- August 2 at the Country Club of Landfall Nicklaus Clubhouse. This year 135 local artists will be participating with artwork available in a variety of price points. Additionally, the works of three highly regarded local artists will be offered through a raffle. In addition to larger pieces of art, there is also bin work that will fit everyone’s home – and budget!

This well attended event is open to the public and proceeds help fund the Foundation’s grants to local non-profits in the Arts, Education and Health & Welfare. In 2023, 99 grants worth $550,000 were awarded to deserving non-profits and schools, bringing a total of $7.4 million donated since the Foundation’s inception in 1995.

Pembroke Jones was born and buried in Wilmington? He was a progressive industrialist who loved making and spending money. He began his climb in the rice milling business, but also inherited money when his aunt (who raised him after his mother’s death) died. He began collecting the land to build his own hunting grounds and party palace, in the area where Landfall now exists.

The Jones’ were known for their lavish parties and entertaining, and many believe the saying “keeping up with the Joneses” refers to this family. For a while, Jones served as Vice President of Carolina Shipbuilding Corporation, which was building ships in Wilmington at the time of his death in 1919. He is buried in Oakdale Cemetery, here in Wilmington, NC.

Look for areas prone to wind-driven rain and flooding, such as gaps around windows and doors, and secure them accordingly. Additionally, inspect your roof for any defects or weaknesses that could compromise its integrity during high winds. Addressing these issues early on can significantly reduce the risk of water intrusion and structural damage when a storm strikes.

2. Plan for Evacuation: A well-thought-out evacuation plan is essential for ensuring the safety of your family and pets in the event of a hurricane. Identify multiple evacuation routes from your neighborhood, taking into account potential road closures or congestion. Establish designated meeting points and communication protocols to reunite with family members if separated during an evacuation. Remember to plan for the needs of elderly or disabled family members and make arrangements for their safe evacuation.

3. Prepare Essential Supplies Ahead of Time: When a hurricane approaches, the last thing you want to be doing is scrambling to gather essential supplies. Ensure you have a sufficient stock of batteries, flashlights, portable chargers, and other emergency equipment readily available. Investing in a generator can provide peace of mind and ensure essential appliances remain operational during power outages. Routinely replenishing your emergency supplies before they’re needed, can save valuable time and avoid unnecessary stress during an emergency.

4. Review Your Insurance Coverage: Take the time to review your insurance policy to ensure you have adequate coverage in place for potential hurricane-related damages. Verify that your policy includes coverage for wind-driven rain and flood damage, as these are common risks associated with hurricanes. Consider any additional endorsements or supplemental policies that may be necessary to fully protect your home and belongings. Make sure you also understand your deductibles well so that there are no surprises if the need arises to file a claim.

The Overlook Park (land) was donated by Frank H. Kenan, in return for the area where Kenan Chapel is located now. He donated this area so that residents of Landfall could have a place to view the Intracoastal Waterway without living along the ICW or being members of the Country Club. Many neighbors meet here for a cocktail and a place to mingle with neighbors.

The Celebration Walkway offers residents a way to leave their mark in Landfall. Personalized Brick Pavers are available for $250 each. Proceeds of this sale will be used to cover the expenses associated with the installation of this shared common area and the beautification project. The Landfall COA has an order form for this project.

The Green House restaurant (just outside the Eastwood gate) at 1427 Military Cutoff Road has wonderful cocktails and creative mocktails, as well as happy hour food!
